New CC&Rs and Bylaws?
CC&Rs are Covenants, Conditions and Restrictions and are the governing documents that dictate how the homeowners association operates and what rules the owners -- and their tenants and guests -- must obey. These documents and rules are legally enforceable by the homeowners association, unless a specific provision conflicts with federal, state or local laws.
The Election Results are In!
As of the last board meeting, we have new directors. After a couple months wait for ballots to reach a quorum, there is now a new list of elected officials (alphabetically by last name):
Carol De Sepio
Debbie Schaub, CPA
2nd Vice President
On July 13, the board met to elect officers, those results are in the posting. Congratulations and good luck to our new and former Board of Directors!
Chimney Sweep Anyone?
Westcom Management, the HOA management company is recommending a company that cleans chimneys. If enough residents agree to have this service performed, it can be had at a substan- tial discount. The usual cost of this service can be $225 - 250. The mini- mum number of residents required to obtain this service at a lower rate is forty. The chimney cleaning services of Chimney Sweep and Fire Protection Company of Studio City has offered to perform this job for almost half the usual fee. If there are forty residents who sign up, your chimney can be cleaned for $120.00 per unit.
Board Member Letter
We have all seen the nasty flyers which continue the same mean spirited smear campaign that has been all too prevalent at our association. Of course what the flyers are saying about us is false and is meant to scare you. It would be easy for us to respond in kind, but we are not going to because this community is where we own homes, we care about it, and we don't want it to be turned into a battle ground where people are constantly attacking and defaming each other. We ask you to think carefully: Is that how you want to live? Do you really want to vote for people who act in this manner and create this sort of environment?
